Inspections and Reporting

Your property is thoroughly assessed by your Property Manager and the details are recorded in writing and by digital photography so that any defects can be promptly remedied, or in the case of dispute at any period after commencement of a rental agreement.
Regular inspections are carried out, according to your instructions to Harvey’s in your individually contracted Management Agreement, to ensure your tenant is taking good care of your property.  Our reports will take note and advise you of repairs and maintenance that are necessary, or may be required at a future time.
Your Property Manager will conduct a final inspection and arrange for payment of any work arising from that inspection in order that the property is back to the condition it was at the time of letting.  This will be done prior to the release of the bond.
Repairs and Maintenance
Each of our Property Management offices holds details of trades people and maintenance services who have the required skills, hourly rates, insurance policies and are available to deal promptly with any repairs and maintenance required, subject to your Property Management Agreement.
We Often Find
When landlords contract Harvey’s to manage their asset the small rent increase that we could introduce, often covers the amount we charge to administer the asset and creates a higher income to the landlord. Management fees are also tax deductible.
Rental Payments
Rent received will be paid to you by direct credit, no later than three working days after the end of the month. Subject, however, to statutory holidays. Unless other arrangements are made, a full reconciliation will be mailed or emailed to you.
Harvey’s will at all times collect a bond from the tenant of a minimum of two weeks rent, this is in turn lodged with the Ministry of Housing “Bond Centre.”
Property Managers will initiate rent reviews, advise of seminars that may interest you, arrange valuation at your request and will help you with insurance matters where that is appropriate. Our managers regularly attend seminars where they collect up to date information that will be of value to you and your asset, this will be passed on to all of our owners.
